There are 20 million single family residences (SFRs) in the United States, more than 19 million of which are owned by 15.5 million “very small investors,” individuals or families who own one or two units. For these rental property owners, there is little in the way of data or technology to help them understand the market rental rates for their property, find and market to the highest quality prospective tenants, and manage the ongoing maintenance of their rental units with minimal headache. Pain points like these are why more than a third of all SFR owners turn to property managers for help.

Full-service property management for SFRs is a hyper-local and highly fragmented business. And just like the owners, property managers have little in the way of data, tools, and automated processes to enable them to scale and work smartly. Further, there is a misalignment of incentives between traditional property managers and the owners they represent – managers can promise a high rental rate to win the business, but do so without consequence if they secure a lower rate. They pitch fast leasing timeframes but have no skin in the game when vacancies stretch from weeks to months. Missteps on both of these fronts come at a high cost; they often are the difference between a homeowner making or losing money on their rental property each year.

Our Company

Doorstead (DRE# 02089344) is here to address these pain points and more which have long been considered “unfixable” by property owners. Doorstead is a full-service, digitally-driven property management company that puts both the owner and tenant customers at the center of what they do. Your Role

Your mission as National Vendor Manager is to build and run Doorstead’s vendor management program. Working in close partnership with teams from across the company, this role will be responsible for managing and continuously improving the sourcing, utilization and performance of vendors across our field operations nationwide. This role will take the lead in developing and governing our overall vendor management program including refining or developing policies and procedures. You’ll work closely with operations, product, and leadership teams to bring our vendor management program to life, and learn how to make it better through experimentation, customer feedback and data analysis. Your Passions & Experience

  • 5+ years vendor management experience in the construction industry and extensive knowledge of residential construction and renovation. Bachelor’s Degree preferred.
  • Consistent track record of developing and implementing scalable solutions, processes and systems with an eye for operational excellence.
  • Strong negotiation and strategic sourcing skills, along with experience in building strategic relationships with vendors and suppliers.
  • High level of proficiency with contract terms and conditions and an ability to navigate compliance requirements.
  • Experience handling multiple priorities and effectively leading teams to prioritize their work and meet deadlines.
  • Ability to demonstrate a sense of urgency, attention to detail, and a drive to build programs from the ground up.
  • Comfort with ambiguity, and demonstrated ability to structure problems, organize information, and communicate efficiently.
  • Ability to define program options/alternatives, prioritize, and focus on the strongest bets.
  • Experience working in a rapidly-scaling Series A funded business is a major plus.
  • Interest in operations-technology companies like Uber, Doordash, and Amazon.

Your Responsibilities

  • As the Nationwide Vendor Manager, you will be responsible for establishing and executing sourcing strategies, contract negotiations, vendor onboarding and vendor management for Doorstead’s Operations business.
  • Demonstrate business and industry knowledge and collaborate across business units in the development of our vendor management program and standards.
  • Work closely with tech and operations teams, recommending and developing repeatable and scalable processes to ensure optimum vendor delivery, service, quality and pricing.
  • Effectively communicate the status, value, and importance of vendor management to senior leaders and teams.
  • Develop processes and success metrics for vendor sourcing, onboarding, capacity planning and performance management.
  • Review and negotiate sophisticated vendor/supplier contracts, amendments, and warranties.
  • Train vendors on Doorstead systems and SLAs and hold vendors accountable to continued proper use of those systems and adherence to SLAs.
  • Drive pricing negotiations to ensure that Doorstead has access to competitive rates that leverage our large volume.
  • Implement change, reach decisions, and resolve issues, where required in support of ongoing vendor management processes.
  • Support operations teams to ensure they have enough vendors to complete all work without encountering capacity constraints.
  • This position operates with a high degree of initiative and requires significant engagement with vendors and internal partners to drive time-sensitive requirements and ensure service levels are met.
